MLS Photo Rules: What You Can and Can’t Upload
Before uploading listing photos, make sure your images comply with standard MLS rules. Violating these policies can result in delayed listings or rejections.
📸 General Guidelines for MLS Photos
- Image Quality: Photos must be clear, well-lit, and free of blurriness or distortion.
- Minimum Dimensions: Most MLS boards require at least 1024×768 pixels. Higher resolutions (2048×1365) are recommended for better display.
- File Format: JPEG (.jpg) is the standard accepted format for MLS photo uploads.
- File Size: Each image should typically be between 100KB and 3MB for optimal quality and performance.
- Orientation: Landscape (horizontal) photos with a 3:2 or 4:3 aspect ratio are preferred.
- No Branding: Photos must not contain any agent or brokerage logos, contact info, watermarks, or promotional content.
- No Text: Do not overlay text on listing photos. All descriptive info should go in the listing description or captions.
- No Misleading Alterations: Do not digitally enhance or alter photos to misrepresent the property. Virtual staging is allowed with disclosure.
- Virtual Tours: Must be unbranded and cannot include agent names, office logos, or contact details.
- Copyright: Only upload images you have rights to use. Do not reuse copyrighted materials without permission.

- Number of Photos: Zillow data suggests 22–27 photos perform best. Listings with fewer than 9 photos are less likely to sell.
- First Photo: The default image must be the front exterior view of the home (or water view, if applicable), unless the seller requests otherwise.

The MLS will reject or remove the image. Some systems may also fine the listing agent or broker. - Can I include before/after renovation photos?
Usually no — MLSs typically prohibit side-by-side or altered images unless clearly marked and approved. - What if I don’t have 20+ images?
Aim for at least 10-15 high-quality images. Less than 9 can reduce listing engagement according to Zillow data. - Who owns the listing photos?
